Application Qualification Criteria
All applicants must be at least 21 years of age or older, and all leaseholders must qualify with the following criteria.
All applications must be completed and returned with an application fee of $25.00 for each applicant unless married.
A security deposit of $400 must be given at the time of rental for us to hold the unit for you. If your application is approved you will have 72 hours to cancel for the deposit to be refundable. If you do not cancel within 72 hours, you will forfeit the deposit to The Villas at Pebble Creek for holding the unit off the market. Otherwise the deposit will be transferred to your security deposit for the rental period.
12 months of verifiable employment and a net monthly income of 3 times the monthly rental amount is required.

Self-employed applicants must provide a financial statement from a CPA or a tax statement for the last two years. Any leaseholder on Social Security must provide a statement of income or a bank statement with proof of deposit.
Residential history must be verifiable for at least 24 months. All applicants must have acceptable history with no foreclosures, or evictions filed or executed no lease violations and no outstanding balances.
Applicants must have good credit history. If you have little or no credit history a co-signer can be used as long as the co-signer is a parent or relative and lives in the state of North Carolina. Unfavorable credit will be denied or ask to pay a larger Security Deposit.
